Wrong Leads, Wrong Results: Why More Names Don’t Always Mean More Closings

The wrong leads can make a good real estate agent believe they’re bad at sales. Before questioning your ability or buying more contacts, evaluate the opportunities you’re pursuing and the process you use to turn interest into business.

In this Homeboss Mastermind training, Bob Mangold explains why lead quality, timing, and relevant follow-up matter as much as volume. A name in your database isn’t a qualified opportunity. It’s the starting point for a conversation.

Here’s what we cover:

The purchase price is only part of the expense. Consider the time spent chasing contacts, managing follow-up, and missing opportunities with people who are ready for help. Even a free lead can be expensive if it consumes your attention without moving forward.

If you can’t reach someone, review your contact information, outreach channels, and timing. If you reach them but uncover no relevant need, examine your targeting. If they have a need but nothing progresses, review your conversation and whether you established a clear next step.

Fit: Can you serve this person’s real estate needs? Intent: What evidence suggests a genuine need? Timing: When would taking action make sense? Context: What circumstances explain their situation? Contactability: Is there an appropriate way to reach them?

Someone moving in six months isn’t automatically a bad lead. They need a different process than someone ready today. Identify likely movers, nurture future clients, recognize poor fits, and keep unverified contacts visible until you learn more. Give each person a useful next step based on their situation.

A $500 campaign producing 100 contacts and five qualified appointments costs $100 per appointment. A $600 campaign producing 30 contacts and six qualified appointments also costs $100 per appointment. The cheaper contact doesn’t necessarily create a cheaper opportunity.

Your assignment: Review your last 10 leads. Record what you know across the five questions, assign each contact a category, and choose one useful next action with a follow-up date.

The goal is to have relevant conversations, confirm needs, and build a process that moves the right opportunities forward.
